What is an “Off-Market” real estate property opportunity?
Why buy or sell “Off-Market” real estate products?
We often hear the expression “Off-Market Properties” but what exactly does this mean? Why do vendors sell their properties “Off-Market” and why are such properties so attractive to investors?
An off market property is one which never goes through the traditional real estate agent route. The property is sold in a very discreet way by an Off-Market broker.
Basic property details can be drawn up and released, but detailed info will not be distributed until all NDA’s (None-Disclosure Agreement) and confidentiality agreements have been signed between all parties involved.
There are many brokers operating in this space and the network is very tight and reliable. Brokers know on whom they can rely on and if the end to end sale is strong and going to complete. Brokers make sure that vendors are not just out to waste everybody’s time or test the market! Conversely brokers will know their VIP clients have their Proof Of Funds ready and are in a position to close the sale.
We highly value and understand our VIP OVERSEAS client’s state of mind and how they would like to operate in regards to POF (proof of funds). At NPH for this very essential key component we offer few options to fully gain your trust and ease your mind. We allow & accept SOFT POF’s, unlike other firms that require HARD POF’s (which are private and confidential bank statements). For SOFT POF (you can simply send us a letter from a reputable USA based financial institution stating that you have enough funds in your account to close a particular deal) and for more ease of mind and security our firm also allows you to facilitate your POF DIRECTLY to the SELLER of the product or their attorney. Your ease of mind, security and confidentiality is our highest priority in mind!
At NPH we find niche products and consult our investors. We also find properties for other brokers as wholesale and we consult transactions for institutions. We make sure our clients have access to a wide range of properties.
Institutions like their properties to be sold Off-Market particularly if they own a large commercial property. For example; if word gets out that a hotel chain is up for sale it can make the customers and employees nervous, the sales and profitability can be reduced, making the asset worth less to the institution.
Some tenants may not want to re-negotiate and sign their leases if they are unsure who the new purchasers are, again devaluing the asset.
One of the best reasons to go Off-Market is that it eliminates time wasters who simply want to take a look at a property out of curiosity and in the process confidential financial information can be widely distributed.
Off-market brokers are becoming more popular and are being used more often in a wide variety of ranges.
The steps to lock a product and to start your due-diligence period are very simple:
- 1. NDA & confidentiality agreement between all parties involved.
- 2. BP or CP (Buyer’s Profile or Company’s Profile).
- 3. POF (Proof Of Funds) soft proof and directly to the seller.
- 4. LOI (Letter Of Interest) none-binding.
- 5. MFA (Master Fee Agreement) between all parties involved.
